Wasatch Peaks Ranch: Where the Mountain Rewards the Few

There are places in this world where the landscape itself imposes a kind of editing. Where the sheer scale and silence of the terrain demand that what you build — and what you put inside it — must be worthy of the view. Wasatch Peaks Ranch, nestled in the mountains of Morgan, Utah, is one of those places. I have been watching its development with deep professional interest, because what is being assembled here is not merely a real estate project. It is an argument about what private luxury in the American West can actually mean.  It carries with it a Taylor Sheridan-esque romanticized aura that conjures an image of the rugged meeting the eloquent, and the past colliding with what’s to come.

Designing a home at Wasatch Peaks Ranch requires a different approach to luxury interior design. These are highly private, four-season mountain residences where architecture, views, natural materials, entertaining and outdoor pursuits all influence how a home should function. For me, the opportunity is not to reproduce a familiar “mountain modern” formula, but to create a highly personal interior that responds specifically to its owners, architecture and extraordinary Utah setting.

Wasatch Peaks Ranch sits on a 20-square-mile property in Morgan, Utah, positioned 35 minutes north of Salt Lake City and 10 miles south of Snowbasin. At the time of  publication, the stats are impressive - a scale encompassing 12,740 acres across 24 peaks, 15 bowls, and skiable acres of terrain accessible exclusively to members and homeowners. Two lifts — a gondola and high-speed heated quads — are already operational, servicing 1,650 acres of terrain with a top elevation of roughly 9,500 feet. As of August 2026, the Ranch's official website describes more than 3,000 acres of private skiing, with additional terrain associated with its broader development plans.

The community has been described as catering to the "one percent of the richest one percent" of skiers and riders. The numbers bear this out: memberships are priced at $500,000 and above, with total equity investments reaching into the millions. The phased development plan — up to 750 homes built over 10 to 15 years, at one residential dwelling per 160 acres — is designed explicitly to preserve rarity. This is not a resort town. It is a private mountain kingdom.

The pedigree behind the project is notable and respected. Wasatch Peaks Ranch president and CEO Bob Wheaton served as general manager of Deer Valley through decades of growth, one of the most refined ski operations in North America. One of the ranch's founding investors is Lessing Stern, son of Deer Valley founder Edgar Stern — a lineage that signals an uncompromising commitment to a particular standard of experience. Even the lifts were customized: Leitner-Poma of America designed and installed the infrastructure specifically to "mirror the luxury guest experience" the membership demands.

What distinguishes Wasatch Peaks Ranch from a private ski club is the breadth of its proposition. The amenities extend far beyond the mountain itself. Members and homeowners have access to an 18-hole Tom Fazio-designed golf course, over 80 miles of mountain biking and hiking trails, private fishing on the Weber River, and a wildlife preserve offering big game hunting — mule deer, elk, and moose — as well as upland bird hunting. The ridge line controlled by the ranch connects 24 peaks and 15 bowls, including acreage within adjoining National Forest.

This is, in the truest sense of the word, a ranch — one with a golf course and a private mountain. The lifestyle here is four-season, immersive, and designed for those who do not merely vacation in nature but live inside it. The property previously belonged to the Bass family of Snowbird fame and the Holding families — the same names behind Sun Valley and Snowbasin — before being acquired by its current owners in January 2019 for a reported $39,000,000. The inheritance of stewardship here is as intentional as the design.

Properties at the level of Wasatch Peaks Ranch represent something more than real estate. They are generational assets — carefully held, carefully curated, and meaningful precisely because so few people will ever own one. The architecture of rarity demands a corresponding interior philosophy, and this is where our studio's work begins.

At mr alex TATE Design, we do not believe in the prevailing trend of "mountain modern" — that particular idiom of exposed steel beams, gray oak floors, and interchangeable alpine minimalism that has come to feel as generic in the luxury mountain market as the granite-and-stainless kitchen once felt in suburban real estate. The homes at Wasatch Peaks Ranch will not hold their value by looking like every other high-end ski property in the American West. They will hold it by being authored.

We commit to a small number of projects at any given time, which means the clients who work with us receive our complete attention.  I personally oversee every aspect of a project — yes, even the light temperature of the bulbs in the table lamps and the color of the screws in the door hinges.  Similarly, revery design we create for our clients is a bespoke expression of their home and their lifestyle.  Each project is its own design dialogue that we take pride in crafting.    

The assets our clients hold are significant, and the lives they lead are private. We understand this completely. Our studio treats every client relationship — every detail of a project, every investment decision, every personal preference that finds its way into a room — with the same confidentiality we would expect for ourselves. We do not discuss our clients. We do not leverage their names. We are trusted precisely because we understand that trust, at this level, must be absolute.
