The New Naples Skyline: Inside the Ultra-Luxury Condominiums Transforming Naples, Florida

Naples, Florida is entering a new era of ultra-luxury condominium development. Projects including Halcyon Residences & Marina, The Ritz-Carlton Residences at Estero Bay, The Residences at Naples Beach Club, A Four Seasons Resort, and Rosewood Residences Naples are bringing estate-scale residences, branded hospitality, private amenities, and resort-level service to Southwest Florida's Gulf Coast. As an interior designer, what interests me most is how these residences are changing not only where people live in Naples, but how they want to live.

Having grown up in South Florida, going to Naples and Marco Island was a common thing throughout the year.  I've been seeing the west coast of Florida grow over the years, and it's been really exciting.  Naples has never lacked for luxury real estate. There have always been beautiful homes in Old Naples and, of course, Port Royal.  What's changed is the shape of it.  Today, a new generation of condominium development is offering that same scale of living — expansive floor plans, private marinas, hotel-grade service — without the upkeep of a standalone estate. It really has become a veritable feast of branded and boutique towers that is reshaping the city's waterfront and, increasingly, its identity.

As an interior designer working with luxury homeowners across South Florida, I'm particularly interested in what these developments mean for buyers from a design perspective. Large floor plans and developer finish packages are only the starting point; the opportunity is transforming a new condominium into a home that feels genuinely personal.

Halcyon Residences & Marina

Just south of Old Naples, less than a mile from 5th Avenue South, Halcyon is developing an estimated $350 million waterfront community centered on a private marina.2 It will be a five-story project made up of 66 estate-style residences ranging from 2,190 to 3,375 square feet, with two-bedroom-plus-study layouts up through four-bedroom penthouses, priced from just under $3 million to $7 million.3

There are several distinctive elements that make the development stand out. First and foremost, it's positioned around the water.  It features 120 boat slips with direct access via the Gordon River out to Naples Bay and the Gulf, paired with an amenity program that includes pickleball and padel courts, a resort-style pool, a full spa and fitness offering, and a 24-hour attended lobby.4 Henley describes the project as arriving at a moment when Naples is evolving to serve a new generation of residents who want both design intent and genuine connection to place.5 It's a thesis we find persuasive — and one that lines up with how we think about interiors for waterfront living: rooms built to work as hard as the marina outside them.  

Ritz-Carlton Residences at Estero Bay

No stranger to the Naples, FL area, the Ritz-Carlton Residences at Estero Bay also caught my eye.  A short drive north of Naples proper, London Bay Development Group is building out two 22-story towers of 112 residences each, set within the larger Saltleaf master-planned community on Estero Bay.6 Floor plans run two, three, and four bedrooms plus den, from roughly 2,628 to 3,885 square feet, with penthouses that include private three-car garages.7

The interiors lean into open floor plans.  If you know me, you know I'm not a huge fan of open floor plans, but I can see in this setting why they make sense.  Interior features include custom millwork and rare stone selections.8 The amenity list reads more like a private club than a condominium building—which is exactly what I'd expect from a Ritz-Carlton property.  They don't disappoint.  Some of the amenities include:  a whiskey and wine room with temperature-controlled storage, a card room and library, demonstration and catering kitchens, a full wellness center, and five acres of outdoor gardens with three pools and a lagoon feature.9 Ritz-Carlton's service model is designed to extend well beyond traditional condominium living, with concierge services ranging from boat charters to grocery runs.10 When I think about designing for clients who will live here, the conversation becomes less about filling rooms and more about curating each space to an exceptionally high standard. With the building itself providing so much of the lifestyle infrastructure, the interiors have an opportunity to become deeply personal.

The Residences at Naples Beach Club, A Four Seasons Resort

I think that perhaps one of the most significant single projects in the current cycle sits on the 125-acre site of the former Naples Beach Hotel & Golf Club, redeveloped by The Athens Group, BDT & MSD Partners, and Discovery Land Company in partnership with Four Seasons.11 The plan pairs a 215-room Four Seasons hotel, which opened in November 2025, with 153 private residences — 58 Beachside homes across three buildings directly on the Gulf, and 95 Golfside residences overlooking a new Tom Fazio-designed 18-hole course.12

A conservation easement protects the large majority of the site's acreage, which is part of why the property reads as unusually open for its Gulf Shore Boulevard location.13 Beachside inventory has moved quickly — the first closing, in May 2026, was a residence exceeding 9,000 square feet that sold for more than $20 million — and remaining Beachside units are limited, while Golfside residences continue to be available with deliveries phasing through 2028.14 Champalimaud's interior direction favors bright, airy spaces suited to coastal light, and the branded-residence model brings a level of service infrastructure that changes how we think about material selection: finishes need to hold up to resort-level daily use, not just look extraordinary in a rendering.

Rosewood Residences Naples

On a five-acre stretch of Gulf Shore Boulevard once known as the Mansion House site, The Ronto Group is delivering the Rosewood Residences Naples, an intimate, ultra-luxury alternative to the marina- and resort-scale projects reshaping the rest of Naples.  The project features just 42 residences across two seven-story towers, every one with unobstructed direct Gulf views. It's the smallest, most exclusive of the developments on this list, and the pricing reflects that — units start around $12.75 million. 

The spaces are quite spectacular, with the smallest units coming in around 4,200 sf; they are generous and well distributed.  The units run up to 9,718 square feet, with the flagship Penthouse Five offering over 9,600 square feet of interior space and a terrace spanning 2,200 square feet of its own.  Without question, this penthouse is an estate home stacked into a beachfront tower. Every residence is entered via private elevator, with 11'6" ceilings throughout (12'6" in the penthouses). The amenity program leans quieter and more residential than club-scale developments elsewhere in Naples: two pools, a spa and wellness center, a game room and sports bar, three on-site guest suites, and a dedicated concierge, valet, and lifestyle staff, all operating under Rosewood's global hospitality brand. Delivery is expected in Q4 2026, putting Rosewood on the earliest completion timeline of any of the developments covered here.

What do all of these projects have in common?  

Each of these four projects makes a different bet on what “luxury condominium” should mean in Naples—marina-centered living at Halcyon, club-grade service at The Ritz-Carlton Residences at Estero Bay, resort-backed beachfront living at Naples Beach Club, and intimate Gulf-front exclusivity at Rosewood Residences Naples. But they share a market logic: limited waterfront land, sustained wealth migration into the Southwest Florida region, and buyers who continue to seek a resort infrastructure without owning a second full-time household.  It provides security, amenities, and an overall ease of ownership.  That combination is why new condominium product in this category continues to command a premium even as the broader luxury market normalizes.15
